The Common Case: Routine Renewals and Clear Records
For most properties, the process is straightforward: an annual gas safety check. The legal duty states you must ensure appliances and flues are safe and checked annually by a Gas Safe registered engineer. Importantly, you must provide a copy of the Gas Safety Record (GSR) to existing tenants within 28 days of the check, and to new tenants before they move in. Your records need to show this continuous chain of compliance, including the date of each check, who carried it out, and when the tenant received their copy. It’s a rolling requirement, not a one-off task.
