Where landlords get caught out
The three recurring issues are appliances the landlord forgot about (a gas fire in a back room), access problems where the tenant can't be reached, and letting the certificate lapse between tenancies. Booking the next inspection at the same point each year removes most of the risk.

Do I need one for an empty property?+
You need a valid certificate before a new tenancy begins, so it's usually done before letting.
