Serving Gas Safety Records to Tenants and Agents
The Gas Safety (Installation and Use) Regulations 1998 are clear: a copy of the Gas Safety Record must be provided to existing tenants within 28 days of the check, or to new tenants before they move in. For student lets, this means ensuring the certificate is part of the new tenancy pack. As a landlord, you also need to retain a copy for at least two years. We issue digital certificates for ease of distribution and storage, but a physical copy can be provided if preferred. Agents usually handle this distribution, but the legal responsibility ultimately rests with the landlord.
