The short version
- A full service includes combustion analysis, not just a glance at the casing
- Most manufacturer warranties require an annual service with a dated record
- Servicing and a landlord CP12 are different jobs — a CP12 alone is not a service
- Booking outside October to December usually means faster appointments
What we do on a full service
The point of the visit is to prove the appliance is burning safely and running to spec, then to leave it cleaner than we found it.
- Flue gas analysis with a calibrated analyser and recorded readings
- Case removal, combustion chamber and heat exchanger inspection
- Burner, injector and condensate trap clean where required
- Gas rate and operating pressure check against the manufacturer's data plate
- Seals, safety devices, expansion vessel charge and system pressure
- Written service record for your warranty file
What a cheap service usually skips
If nobody removed the boiler casing, it was not a service. The commonly skipped steps are combustion analysis, expansion vessel re-charge and condensate trap cleaning — all of which are the exact things that cause a January breakdown.
Service vs CP12 vs breakdown visit
A CP12 is a safety document for landlords. A service is a maintenance job. A breakdown visit is a diagnosis and repair. Some jobs combine them, but paying for one and expecting another is where most disputes start.
