What moves the price

Four things, in rough order of impact.

  • How many gas appliances the landlord owns in the property
  • Whether a service is being carried out at the same time
  • Access arrangements, including whether keys are held or a tenant must be present
  • Whether several properties can be visited on one run

The cost nobody budgets for

No access. An engineer attends, the tenant is out, and the visit has to be repeated. That is the single most avoidable cost in landlord compliance and it comes down to notice, a choice of times and a reminder the day before.

Certificate and service together

The safety check proves the appliance is safe on the day. The service maintains it and is what manufacturers require for a warranty to stand. Booking both on one visit is cheaper than two separate attendances and gives the tenant one interruption instead of two.

Remedial work

If an appliance fails, making it safe is part of the visit, but the repair is separate work. We classify the defect, explain it and quote in writing before doing anything beyond making the property safe, so there is never an unexpected bill attached to a certificate.

Per visit, with the appliance count driving how long it takes. A single boiler is the baseline and each extra appliance adds to it.

Do you discount multiple properties?+

Grouped visits are more efficient, so a run of addresses works out better per property than the same properties booked separately.

Does the price include a service?+

No, they are separate jobs. Booked together on one visit they cost less than two attendances.

What if the tenant is not in?+

The visit has to be repeated, which costs. Giving written notice with a choice of dates and a reminder the day before prevents most of these.

Are remedial repairs included?+

Making an unsafe appliance safe is part of the visit. Any repair is quoted separately in writing before it is carried out.
