Decision: Initial Assessment and Safety First
Upon arrival, the first thing I do is confirm the appliance is safely isolated. Then, it's about systematically locating the leak. I'll be looking for visible signs of water, but crucially, I'll be identifying the type of water. Is it mains water, system water (which will have inhibitors and a particular smell), or condensate? This distinction is fundamental. For instance, a small puddle of condensate from a crack in the trap is a very different problem to finding system water escaping from a heat exchanger. Your initial observations are helpful, but I'll make the definitive identification.
- Confirm boiler isolation and safety
- Identify water type: mains, system, or condensate
- Visually inspect for leak origin points
